Sacramento County Tax Rate Areas by community
A Tax Rate Area (TRA) is the county Auditor-Controller's code for one combination of taxing agencies: the county, a school district, a community college district, and whatever water, fire, hospital or city districts cover that ground. Every parcel sits in exactly one TRA, printed on its tax bill, and every parcel in the same TRA pays the same ad-valorem rate. Sacramento County's 2026/2027 rate book lists 1,939 Tax Rate Areas; 1,141 of them cover parcels on the roll and the rest carry no parcels in these communities. The Assessor's roll places 507,939 parcels in 24 communities. Across the 1,141 Tax Rate Areas that hold parcels, rates run from 1.0579% to 1.2832% of assessed value, with a parcel-weighted median of 1.1388%; the table below shows each community's most common Tax Rate Area. Beyond the 1% Proposition 13 base, 42 voter-approved levies apply somewhere in the county.
Pick a community below to list its Tax Rate Areas in order of how many parcels each covers, then open one TRA for its itemized levies: the 1% base first, then each bond or levy with its rate and what it funds. The figures come from the county's own rate book and roll extract; nothing here is a parcel's assessed value or owner. Mello-Roos special taxes and fixed direct assessments are flat charges billed separately and are not part of these rates.

What the voter-approved levies fund
The 42 add-on levies in the 2026/2027 book break down as 24 school district bonds, 7 community college bonds, 4 park and open-space bonds, 4 other voter-approved levies, 2 fire district bonds and 1 city bond. Each is repaying bonds or funding a service that voters in that district approved, which is why two homes a street apart can pay different rates when the street is a district boundary.
How to read your own bill against this page
Your Sacramento County tax bill prints the parcel's Tax Rate Area number near the top. Find your community in the table, open it, and match that number to see the levies behind your ad-valorem total. Any line on the bill that is a fixed dollar amount rather than a percentage (a Mello-Roos special tax, a parcel tax, a sewer or fire assessment) is a direct charge outside the rate book. The Sacramento County rate explainer has the county-wide picture, and the Sacramento County property tax guide has the calculator and the Board of Equalization average for comparison.
