Orange County Property Tax Calculator

Estimate your Orange County, California property tax by ZIP code. The calculator applies your ZIP's actual Auditor-Controller ad-valorem rate (2025-26 rate book; about 1.0593%, shown as a range) to a Proposition 13 assessed value. It excludes Mello-Roos and fixed direct assessments, which are billed separately.

Quick answer: most Orange County property is taxed at roughly 1.0084%–1.1363% of assessed value (median 1.0593%). On a $900,000 home at the typical rate that's about $9,534 a year. Enter your ZIP and price below for your area's number.

Why not 1.064%? That is the Board of Equalization's 2024-25 county average (total levy ÷ total value, weighted toward high-value property) shown on the county page; 1.0593% is the median 2025-26 Tax Rate Area rate across Orange County ZIP codes. Both are right — they measure different things.

Frequently Asked Questions

How much is property tax in Orange County, CA?

Orange County property tax is about 1.0593% of assessed value — the 1% Proposition 13 base plus voter-approved debt — running roughly 1.0084% to 1.1363% by Tax Rate Area, one of the lower county averages in California. Newer communities such as Irvine, Ladera Ranch, Rancho Mission Viejo, Talega and Tustin Ranch may also carry Mello-Roos special taxes on top. Enter your ZIP above for your area's typical rate.

Does this calculator include Mello-Roos?

No. The rate here is ad-valorem only (the 1% base plus voter-approved debt). Mello-Roos / Community Facilities District special taxes — Orange County has 66 districts reporting to the state — by special tax collected, Irvine Unified and the City of Irvine (Irvine), the County of Orange's own districts (Ladera Ranch and Rancho Mission Viejo), Capistrano Unified (Ladera Ranch), Santa Margarita Water District (Talega, San Clemente) and Tustin Unified (Tustin Ranch and part of Irvine) lead — and other fixed direct assessments are billed separately and can add hundreds to a few thousand dollars a year. Check your parcel's bill or the Orange County Mello-Roos district list.

How is the estimate calculated?

For an existing owner, we compound your purchase price by the official Proposition 13 inflation factors to estimate today's assessed value, then apply your ZIP's typical ad-valorem rate. For a buyer, the purchase price becomes the new assessed value. The result is shown as a range because the rate varies across a ZIP's Tax Rate Areas.

When are Orange County property taxes due?

The first installment is due November 1 and delinquent after December 10; the second is due February 1 and delinquent after April 10. A 10% penalty applies after each delinquency date. These deadlines are set by California state law (Revenue & Taxation Code §§ 2605–2701) and are the same statewide; if a date falls on a weekend or holiday it moves to the next business day. Confirm the exact dates on your own tax bill and the Orange County Treasurer-Tax Collector's website.
