How is the estimate calculated?
For an existing owner, we compound your purchase price by the official Proposition 13 inflation factors to estimate today's assessed value, then apply your area's typical ad-valorem rate. For a buyer, the purchase price becomes the new assessed value. The result is shown as a range because the rate varies across an area's Tax Rate Areas.
When are Sacramento County property taxes due?
The first installment is due November 1 and delinquent after December 10; the second is due February 1 and delinquent after April 10. A 10% penalty applies after each delinquency date. These deadlines are set by California state law (Revenue & Taxation Code §§ 2605–2701) and are the same statewide; if a date falls on a weekend or holiday it moves to the next business day.
