Frequently Asked Questions
How much is property tax in San Diego County?
San Diego County property tax is about 1.1643% of assessed value — the 1% Proposition 13 base plus voter-approved debt — running roughly 1.0611% to 1.2511% by Tax Rate Area. Newer communities may also carry Mello-Roos special taxes on top. Enter your ZIP above for your area's typical rate.
Does this calculator include Mello-Roos?
No. The rate here is ad-valorem only (the 1% base plus voter-approved debt). Mello-Roos / Community Facilities District special taxes — common in Otay Ranch (Chula Vista), 4S Ranch, San Marcos, Santee, and other newer San Diego communities — and other fixed direct assessments are billed separately and can add hundreds to a few thousand dollars a year. Check your parcel's bill.
How is the estimate calculated?
For an existing owner, we compound your purchase price by the official Proposition 13 inflation factors to estimate today's assessed value, then apply your ZIP's typical ad-valorem rate. For a buyer, the purchase price becomes the new assessed value. The result is shown as a range because the rate varies across a ZIP's Tax Rate Areas.
When are San Diego County property taxes due?
The first installment is due November 1 and delinquent after December 10; the second is due February 1 and delinquent after April 10. A 10% penalty applies after each delinquency date. These deadlines are set by California state law (Revenue & Taxation Code §§ 2605–2701) and are the same statewide; if a date falls on a weekend or holiday it moves to the next business day. Confirm the exact dates on your own tax bill and the San Diego County Treasurer-Tax Collector's website.
