California Property Tools is an independent information publisher. It is not the California State Board of Equalization, the Franchise Tax Board, any county assessor or tax collector, or any other government agency, and using it does not create a professional relationship with us. By using the site you agree to these terms and to our privacy policy. If you do not agree, please do not use the site.

1. Who we are

California Property Tools,” “we,” “us,” and “our” mean the operator of californiapropertytools.com. We publish reference tables, calculators, and explanations about California property tax — Proposition 13 assessed value, tax rates, supplemental and reassessment mechanics, and related measures — with figures copied from, or derived under rules stated in, primary public sources: the California Constitution (Article XIII A), the Revenue & Taxation Code, the State Board of Equalization, county Assessors and Auditor-Controllers, the State Controller's Office, and published inflation factors.

We do not sell insurance or financial products, we do not prepare tax returns or file assessment appeals for you, and we do not refer you to agents, attorneys, or tax preparers or take leads.

2. We are not the government

We are not the California State Board of Equalization, the Franchise Tax Board, any county Assessor, Auditor-Controller, or Tax Collector, or any other government agency, and we are not affiliated with, endorsed by, or approved by any of them. We use no government seals and no design imitating an official (.gov) site. Official information comes from your county assessor and tax collector and from boe.ca.gov.

3. Informational only — not advice

Everything on this site — every table, calculation, guide, and example — is general information. It is not:

  • tax, legal, financial, or accounting advice;
  • a determination of your assessed value, tax rate, tax bill, exemption, or eligibility;
  • an offer or solicitation to buy or sell anything;
  • a substitute for your county Assessor, the Board of Equalization, or a qualified professional who has your records.

Your county Assessor, not this site, determines your property's assessed value; the Auditor-Controller sets the tax rates; the Tax Collector bills and collects. A calculation here shows arithmetic applied to published amounts and rules; it does not decide what you owe or what you should do. Where a page and an official document disagree, the official document controls.

4. Accuracy, sources, and corrections

We copy published figures faithfully and show the source. We do not guarantee that every page is complete, current, or free of error: laws and rates change, county practices differ, and a page can lag its source. Where a figure here does not match the primary document it cites, that document controls. Please report corrections, errors, and omissions to mail [at] californiapropertytools.com. That address is for corrections; it is not a help line or an advice channel, and it cannot give an individualized answer about your property.

Please do not send Social Security numbers, financial account numbers, or copies of tax returns or assessment records.

5. Who may use the site

This site is intended for adults in the United States. You confirm that you are at least 18, or that you are using it with a parent or guardian. We do not knowingly collect personal information from children under 13. Your right to use the site is personal, is not transferable, and is for lawful purposes only.

6. Content and permitted use

We or our licensors own the site: text, tables, layout, compilation, and code. You may access and use it for personal reference, including printing a reasonable portion, so long as source notices stay intact. Without our prior written permission, please do not:

  • bulk-download or scrape the site beyond ordinary browsing and search-engine indexing;
  • frame the site, use our name or design, or imply affiliation with us or any government agency;
  • resell or republish our tables or datasets as your own original work;
  • interfere with the site or place an unreasonable load on it.

Search engines and AI assistants are welcome — our robots.txt allows them deliberately, and quoting a figure from here with a link back is exactly what this site is for. We ask only that the primary source we cite is credited alongside us, because it is the authority and we are not. Government documents we cite remain those agencies' works.

7. Calculations and in-browser tools

Our calculators run in your browser on published rates and rules; anything you type (purchase price, dates, assessed values) stays in your browser for that session and is not transmitted to us or used to build a lead — see our privacy policy. Output can still be wrong: the underlying rate may be stale, you may enter a wrong figure, or an estimate may not reflect Mello-Roos, direct assessments, or your parcel's exact Tax Rate Area. Check your county Assessor and Tax Collector before acting on anything here.

8. Third-party links and advertising

We link to official sources and sometimes to other third-party pages. Links are for convenience and are not an endorsement; those sites have their own terms and privacy practices, and we are not responsible for their content. The site may display advertising; advertising is not a recommendation of any product or service, and we do not accept payment to alter a published figure.

9. “As is” — no warranties

THE SITE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. We do not warrant that the site will be uninterrupted, secure, or error-free, or that any table or calculator is complete or current. Official agency documents control. Some jurisdictions do not allow certain disclaimers; if you live in one, parts of this section may not apply to you.

10. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS OR DATA, ARISING OUT OF YOUR USE OF THE SITE, EVEN IF WE HAVE BEEN TOLD SUCH DAMAGES ARE POSSIBLE. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF THE SITE OR THESE TERMS WILL NOT EXCEED 100 U.S. DOLLARS (US $100). We are not liable for a tax, penalty, assessment, or appeal outcome — your county Assessor, the tax authorities, or a court decides those.

11. Indemnity

You will defend and indemnify us against third-party claims, damages, and reasonable legal fees arising from your misuse of the site, your breach of these terms, or content you send us — except to the extent caused by our own wilful misconduct.

12. Changes

We may change, suspend, or stop any part of the site at any time, and we may update these terms by posting a new version here with a new “last updated” date. Material changes will be noted on this page. Continued use after that date is acceptance.

13. Disputes

These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Before bringing a claim, please email us with “Notice of dispute” and a short description at mail [at] californiapropertytools.com. We will try in good faith to resolve it within 30 days. We do not require arbitration.

14. California notice

15. General

These terms and the privacy policy are the entire agreement about your use of the site. If a court strikes one clause, the rest stands. A failure to enforce a clause is not a waiver. Headings are for convenience. You may not assign these terms; we may assign them in connection with a reorganization of the site.
