Sources

  • Assessed values & characteristics: Sacramento County Assessor 2025 secured roll (~492,361 parcels).
  • Tax rates: Sacramento County Auditor-Controller Tax Rate Area rates, fiscal year 2025/2026 (1% base + each area's voter-approved debt).
  • Mello-Roos: Sacramento County Community Facilities Districts (CFDs) across 7 incorporated cities plus other levying agencies (the county, school, and special districts) — special taxes billed on top of the ad-valorem rate in newer master-planned areas.

How we compute the numbers

  • Rate is a range, not a single number. Each area spans many Tax Rate Areas, so we report the 10th percentile, median, and 90th percentile of the actual rates in that area — labeled "typical for this area, not your exact TRA." Across the county the ad-valorem total runs about 1.0457% to 1.2042%, median 1.1454%.
  • Ad-valorem only. The rate sums the 1% base and voter-approved debt. It excludes Mello-Roos / CFD special taxes and fixed direct assessments, which are billed separately and can add hundreds to thousands of dollars a year in newer communities.
  • Typical value = existing owners. Median assessed value is the Proposition 13 base-year value existing owners are assessed at — not a new buyer's price. A purchase is taxed on the price paid.
  • Base year from the assessment date. The neighborhood profile derives each parcel's Proposition 13 base year from the roll's value date (the last reassessment event), not a refinance or loan date, so it reflects the true age of the tax base.
  • Excludes exemptions. Typical bills do not subtract the $7,000 Homeowners' Exemption or other exemptions.
  • No year-built or square-footage columns. Unlike the LA roll, the public Sacramento secured roll does not carry year built or living area, so those columns are omitted. Property type comes from the Assessor land-use code.
  • Privacy floor. Any city or property-type group with fewer than 50 parcels is suppressed. Aggregates only — no parcels or owner names.
