Los Angeles County Property Tax Data & Methodology
Our LA County estimates are built from two official datasets. This page documents the sources, exactly how we compute the numbers, the known limits, and a free downloadable dataset you can reuse.

Median assessed value, typical annual tax, and the tax-rate range by 168 cities and 279 ZIP codes (single-family, condo, and residential-income), as a single CSV. Free to reuse with attribution.

- Assessed values & characteristics: LA County Assessor 2025 secured roll (~2,371,430 parcels).
- Tax rates: LA County Auditor-Controller Tax Rate Area rates, fiscal year 2025/2026 (1% base + each area's voter-approved debt).
- City tax-base totals & growth: LA County Assessor 2025 Annual Report (Assessed Values by City) — each city's total assessed valuation and year-over-year change.
How we compute the numbers
- Rate is a range, not a single number. Each area spans many Tax Rate Areas, so we report the 10th percentile, median, and 90th percentile of the actual rates in that area — labeled "typical for this area, not your exact TRA."
- Ad-valorem only. The rate sums the 1% base and voter-approved debt. It excludes Mello-Roos / CFD special taxes and fixed direct assessments, which are billed separately and can add hundreds of dollars a year.
- Typical value = existing owners. Median assessed value is the Proposition 13 base-year value existing owners are assessed at — not a new buyer's price. A purchase is taxed on the price paid.
- Excludes exemptions. Typical bills do not subtract the $7,000 Homeowners' Exemption or other exemptions.
- Neighborhood profile columns. The file also carries per-area single-family figures from the same roll — median
base year(the age of the Proposition 13 base) and the share of bases set before 2000, medianyear builtandsquare footage, the share of parcels claiming theHomeowners' Exemption, and the count of distinct Tax Rate Areas. Each is suppressed below 50 valid parcels. - Privacy floor. Any city or property-type group with fewer than 50 parcels is suppressed.
