California Tax Sale Calendar: When Each County Auctions Tax-Defaulted Property
Five years after a property becomes tax-defaulted (its secured taxes unpaid at the close of the fiscal year), a California county may sell it at public auction. Each of the 58 counties runs its own sale, on its own date, through its own platform. This page collects what every county tax collector had published as of Sun, October 25, 2026: the next scheduled sale, how to register, the deposit, how the last sale went, and where excess proceeds are claimed, with the Revenue and Taxation Code sections that govern each step. It is a calendar and a legal explainer, not investment advice.
Quick answer
10 counties have a dated 2026–27 sale; the next is San Benito on Fri, October 30, 2026 (GovEase). Most counties that state a schedule sell about once a year, between February and November, online through Bid4Assets (22) or GovEase (14). The law: the tax collector may sell five years after default (§3691), the owner may redeem until the last business day before the sale (§3707), the buyer gets a tax deed (§3712), and money above the taxes owed is claimable for one year after the deed records (§4675).

| Fresno | Mon, November 23, 2026 | RealAuction | — | $5,000 deposit (Board agenda for the Sept 2026 sale) | internet auction (re-offer of unsold parcels) |
| Los Angeles | Sat, December 5, 2026 to Tue, December 8, 2026 | GovEase | Tue, December 1, 2026 | $5,000, or 10 percent of the spend limit, whichever is greater (per the county 2026A terms; the 2026B notice repeats the $5,000 or 10 percent wording); deposits are paid to GovEase, not the county | internet auction (follow-up sale) |
| San Francisco | Mon, December 14, 2026 to Wed, December 16, 2026 | county website | — | $100,000 deposit required to participate | internet auction (supplemental sale) |

| Yuba | Fri, February 19, 2027 | GovEase | — | — | internet auction |
Sutter's date comes from the Bid4Assets calendar only and is not confirmed on a county page; Santa Clara's registration deadline had already passed when read; Nevada's “register by” date is when registration opens. Sacramento (February 2027), Mariposa (August 2027), Placer (fall 2027), Colusa (spring 2027), Tehama (first half of 2027) and San Diego (2027, date to be set) have named a month or season only. Alpine, Amador and Inyo say no sale is scheduled. Every date should be re-checked on the county's page, linked in the table below.
The statutory clock
- Default. Secured taxes unpaid at the end of the fiscal year (June 30) make the property tax-defaulted; redemption penalties of 1.5% a month begin (§3436, §4103). The delinquency page has every county's unpaid share.
- Power to sell. §3691(a)(1)(A): “Five years or more, or three years or more in the case of nonresidential commercial property, after the property has become tax defaulted, the tax collector shall have the power to sell” the property. A county's board of supervisors may elect by ordinance or resolution to keep the five-year period for nonresidential commercial property (§3691(a)(1)(C)). Three years also applies where a city, county or nonprofit, or the holder of a nuisance-abatement lien, has asked that the property be offered (§3691(b)(1)(A)). “Nonresidential commercial property” is everything except a single-family or multifamily residential unit and its land and land zoned and used for commercial agriculture (§3691(a)(1)(D)).
- Notice and the four-year window. The collector must offer the property within four years of gaining the power to sell (§3692), after mailed and published notice to the owner and parties of interest (§3701–§3704).
- Redemption ends. The owner may redeem by paying all taxes, penalties and costs until the close of business on the last business day before the sale (§3707).
- The sale. A public auction to the highest bidder at or above a minimum the collector sets (§3698.5), after the collector's notice of intended sale and the board of supervisors' approval (§3698, §3699); unsold parcels may be re-offered, and the dated list above labels re-offers, follow-up and supplemental sales. Sealed-bid sales and “Chapter 8” agreement sales to public agencies and nonprofits run alongside the auction in some counties (§3771 and following).
- The deed. The tax deed conveys title free of most encumbrances, but §3712 keeps a list alive: taxes and assessments not yet due, Mello-Roos and 1915 Act assessment installments not paid from the sale proceeds and not already in foreclosure, easements and recorded restrictions, federal tax liens that the sale does not discharge under federal law (§3712(g)), and a few others; read the section before bidding. A challenge runs on §3725's clock: a petition to the board to rescind the sale (§3731) within one year after the deed is executed, then court within one year of the board's decision.
- Excess proceeds. §4675(a)(1): a party of interest may claim “at any time prior to the expiration of one year following the recordation of the tax collector's deed to the purchaser”. When the excess is more than $150 the county must notify parties of interest of the right to claim (§4676); excess that goes unclaimed may be transferred to the county general fund (§4674).

Frequently Asked Questions
When is the next tax sale in California?
As of Sun, October 25, 2026, 10 counties had published a dated sale: San Benito (Fri, October 30, 2026, GovEase); Santa Clara (Fri, October 30, 2026 to Mon, November 2, 2026, Bid4Assets); El Dorado (Fri, November 6, 2026, Bid4Assets); Calaveras (Fri, November 13, 2026 to Mon, November 16, 2026, Bid4Assets); Sutter (Fri, November 13, 2026 to Mon, November 16, 2026, Bid4Assets); Fresno (Mon, November 23, 2026, RealAuction); Los Angeles (Sat, December 5, 2026 to Tue, December 8, 2026, GovEase); San Francisco (Mon, December 14, 2026 to Wed, December 16, 2026, county website); Nevada (Thu, January 7, 2027, GovEase); Yuba (Fri, February 19, 2027, GovEase). Six more name only a month or season, and the rest have not announced a 2026–27 date. Of the counties that state a schedule, most sell about once a year, some twice, and the months range from February to November. The table on this page has every county with its tax collector's sale page.
How does a California tax-defaulted property sale work?
Property taxes unpaid after June 30 make the property tax-defaulted. Five years after that (three for nonresidential commercial property, unless the county's board has elected to keep five years under §3691(a)(1)(C), or on a public agency's or nuisance-abatement lienholder's request) the tax collector gains the power to sell it (Revenue and Taxation Code §3691) and must offer it within four years (§3692). The owner can stop the sale by redeeming, paying everything owed, up to the close of the last business day before the sale (§3707). The sale is a public auction, now usually online through Bid4Assets, GovEase or a county portal, with a minimum bid the tax collector sets (§3698.5). The winning bidder receives a tax deed that conveys title free of most liens other than certain public liens and easements (§3712).
What happens to the money above the taxes owed?
It is held as excess proceeds. Under §4675 the former owner and lienholders may claim it "at any time prior to the expiration of one year following the recordation of the tax collector's deed to the purchaser"; nothing is distributed before that year ends. When the excess is more than $150 the county must send parties of interest a notice of their right to claim it (§4676), and excess that no one claims may be transferred to the county general fund (§4674); ask the county how it handles smaller amounts. Most counties post a claim form; the table links the claim page where the county publishes one.
Can the former owner get the property back after the sale?
Not by redeeming: the right to redeem ends before the sale (§3707). A sale can be challenged, but on a strict clock: under §3725 the person challenging the sale first petitions the board of supervisors to rescind the sale under §3731, within one year after the tax deed is executed, and any court action must follow within one year of the board's decision. Buyers who want an insurable title often wait out that period or file a quiet-title action; anyone in either position should talk to a lawyer. This page describes the statute; it is not a recommendation to buy at tax sale.
Which counties sell online, and which in person?
Of the 58 counties, 22 name Bid4Assets, 14 GovEase, 6 a county-branded portal, 1 RealAuction, 1 Public Surplus, 3 sell in person, 3 say no sale is scheduled, and 8 do not name a platform on the pages read. Deposits mostly run from $500 to $5,000 plus a platform fee, due days before the sale; Los Angeles asks the greater of $5,000 or 10% of the bidder's spending limit, El Dorado's timeshare sale $250, and San Francisco's supplemental sale $100,000.
Where do these dates come from?
Each county's tax collector sale page or official notice, or the sale platform's county listing, read on Sun, October 25, 2026; aggregator sites were not used. A blank means the county had not published a date, not that it will not sell. Parcel counts are not comparable across counties: some are lists before redemptions, some are results after. Re-check the county's page before acting on any date.
